
UK Rental Costs Forecast to Accelerate, Reaching Five Percent Annually by Year-End
UK rental prices are set to accelerate, with property website Zoopla forecasting an annual increase of four to five percent by December. This projection suggests a deepening squeeze on tenants, particularly those in lower-income brackets, as the disparity between available rental stock and demand continues to widen across the country.
The current average rent stands at £1,223 per calendar month, marking a 6.6 percent increase over the last year. However, this national average masks considerable regional variations, with the steepest rises observed in major urban centres and areas with high employment.
Zoopla's analysis highlights a persistent imbalance in the rental market. Despite a recent uptick in available properties, the volume remains 11 percent below the five-year average. Concurrently, tenant demand is 41 percent higher than the five-year average, creating sustained upward pressure on prices.
While official inflation figures have begun to recede, the housing component, particularly rental costs, continues to exert significant pressure on household budgets. This sustained increase in living expenses is a critical factor in the ongoing cost of living crisis, prompting further scrutiny of housing policy and market regulation.
